Loft Conversion Construction Stages

Week 1

Loft Construction

Scaffold to be erected on the front, rear and in some instances to the side of the property. We then create an opening to the front of the roof to gain access to the loft. For the first 3-4 weeks we will work from the scaffold in and out of the loft, as we try to keep you dust free as much as possible. The steels (RSJ's) are then lifted in to the loft, they are secured into the main walls and cemented into place.

The floor joists are then fitted into place and at this stage your Local Authority (council) Building Inspector is contacted to visit and inspect the work for approval. Once approved we then move on to the next stage.

 

 

 Weeks 2 & 3

Construction - Dorma

On the second and third weeks the dormer is constructed.  Once erected, secured and made watertight, your Local Authority Inspector is contacted again for the second inspection approval.

 

 

 Weeks 4 & 5

Loft Construction

 

  • New roof tiles are hung on dormer.
  • All electrical and plumbing work are completed where required.
     

A new opening is created in the ceiling to make room for a new staircase. Your loft room is insulated and plaster boarded, ready for the plaster skim.

 

 

 Weeks 6 & 7 

Loft Construction

 

We are now in the position to plaster the new room/rooms and complete 2nd Fix: skirting, door frames etc, light switches, power plugs. 

Once 2nd Fix has been completed, the Local Authority is contacted for the final inspection and certificates are issue thereafter.

All rubbish will be removed leaving your property clean and tidy.
